Griffiths Park

The site, formally in multiple ownership was acquired by NPL in 2005 and comprises three distinct areas which NPL have combined in a comprehensive regeneration and development plan.

The eastern area comprises a former chemical waste disposal site, which has now been capped and the first phase transformed into a country park. Although funding was sourced through the Millennium Commission, there is still a pressing need to complete phase 2 restoration works and create a special public resource with long-term funding.

In conjunction with the Environment Agency, NPL is conducting the day-to-day management and environmental monitoring of the site discharge. Working closely with Vale Royal Borough Council, Rudheath Parish Council, Friends of Griffiths Park and local residents, NPL is ensuring that the long-term plans meet all of the stakeholder aspirations and succeed in creating a truly valued local resource.

The middle section of the site comprises the former Wade Works chemical manufacturing site which was closed and demolished in the 1990s. The site has been reduced to slab level and remediation works will be required prior to redevelopment.

The western end of the Griffiths Park complex is a former brickworks site, from which many of the local houses were constructed. NPL has joined forces with specialist healthcare and retirement provider, Prestigious Living, to promote a new generation retirement village which will incorporate a nursing home, a close care suite, bungalows and apartments together with associated leisure facilities, health clinic and retail units. The extra care model adopted by Prestigious is designed specifically for elderly people who wish to remain independent, with the necessary care facilities at close hand. The model is seen by the Government as the template for the future of care for the elderly. Plans are expected to be lodged in the short term following a public consultation exercise.

From complex land assembly, remediation design, and day-to-day management of redundant sites, to partnership working and community involvement in the formation of plans, the Griffiths Park complex is a prime example of how NPL’s skills can greatly enhance a development project.
